HVAC Replacement for Culver City Rentals, One Unit at a Time

You own a duplex, a fourplex or a small apartment building in Culver City, and the systems are wearing out on a schedule you did not pick. Finding HVAC Culver City landlords can trust with occupied units comes down to one thing: replacing heating and cooling without leaving a whole building waiting. We plan the work so one tenant is without cooling at a time.

How a building replacement gets priced

There is no single figure for a building, because no two buildings carry the same mix of equipment. Each unit gets its own line, and the total is the sum of those lines. Here is what sets each one.

  • What the unit runs now. A split system with a furnace, a packaged unit on the roof, or a wall heater with a window AC each lead to a different replacement.
  • Load per unit. A Manual J load calculation sizes each apartment on its own. A corner unit with west windows rarely needs what an interior unit needs.
  • Equipment location. Ground pads, roof curbs and side yards all change the labor. Roof work can add a crane or a hoist day.
  • Ducts. Shared chases and old galvanized runs get tested. Leaks get sealed or replaced as their own line.
  • Electrical. Some older buildings need a circuit or disconnect added per unit.

Each estimate is written before work starts, unit by unit, so you can phase the work across months if that suits your cash flow. To start, send the unit count and what each one runs through the building quote form, and we will book the walk-through.

The walk-through that sets the order

We walk the building once with you or your property manager. We look at every unit we can access, the roof or yard where the equipment sits and the electrical service.

From that visit you get two things. The per-unit quotes, and a proposed order. The order puts the units in the worst shape first, groups units that share a roof or a chase, and keeps any two neighbors from being without cooling on the same day.

If a unit can be saved with a repair, we say so. Not every apartment needs new equipment this season, and a sound unit can stay on AC maintenance until it is due.

Working in occupied units

Your tenants live there while we work, so we plan around them.

  • Notice. We give you the date and time window for each unit, so you can send notice in the form your lease requires.
  • One unit at a time. We finish, start and check a unit before the next one goes down.
  • Access. We need someone to let us in, or a key and permission from you. We tell you how long we expect to be inside.
  • Clean exit. Old equipment leaves the property the same day, and the work area is cleared before we hand the unit back.

Heating gets the same treatment. When a furnace is part of the swap, we look at heating installation options per unit, including a heat pump that covers both jobs from one outdoor unit. California requires carbon monoxide alarms in homes with a fuel-burning appliance, and we check them in each unit where a furnace stays.

Permits and inspections for a multi-unit job

Replacing AC or heating in California is permitted work. In Culver City the permit comes from the city's own building and safety division, and we file it for each install that needs one.

Depending on the scope, Title 24 can require duct sealing and a duct leakage test. A third-party HERS rater who is not the installer runs it. We schedule inspections and testing in the same order as the installs, so each unit closes out before the crew moves on.

Electric service in Culver City is SCE for most of the city and LADWP for a portion. We confirm which one serves your building before any electrical work is planned.

FAQ

Do you quote the whole building or each unit?

Each unit. You get a separate line for every apartment, plus any shared work such as a roof curb or a main electrical change. You can approve them all at once or in phases.

Does a tenant need to be home during the install?

No, as long as you give us access and permission. Many owners prefer the tenant there for the start-up so we can show them the thermostat.

Can you replace two units now and the rest next year?

Yes. The walk-through quotes every unit, and you choose which ones go first. The quotes for the rest stay on file for when you are ready.

What if one unit only needs a repair?

Then we quote the repair. We do not replace equipment that has more service left in it.

Do you handle the permits for every unit?

Yes. We file with Culver City's building and safety division for each install that needs one and schedule the inspections.
